Potomac Communities Design Guidelines 
The guidelines serve as an advisory tool for county staff to use when evaluating and negotiating special use permits and rezoning requests along Route 1.

In 2008, the "Potomac Communities Revitalization Plan" was completed and is currently included as a sector plan in the County Comprehensive Plan. This planning effort was the culmination of a movement which occurred over a number of years but formally began in the early 2000's with support by the Board of County Supervisors for the Potomac Communities Revitalization and the Urban Land Institute's Potomac Communities report. In a continuing effort to capture the full potential of the Route 1 corridor in eastern Prince William County, the Planning Office hired Parsons Brinckerhoff to complete the Potomac Communities Design Guidelines Study.

The Potomac Communities Design Guidelines Study consisted of a three-pronged approach to accomplish the task of preparing guidelines of built urban design recommendations for the various segments of Route 1. Problem definition and research, stakeholder input, and thematic design guidelines were all integral components in the process of completing this study. The guidelines will be utilized by Planning Staff in negotiations with private industry as redevelopment proposals come forth. This project serves as the foundation for the design of future development activity and land use controls along the three identified opportunity areas of Route 1: North Woodbridge, Mid-Corridor, and Triangle.

The Planning Office established the following milestones which included holding a series of stakeholder working group public meetings.
