Small Area Plans - Part of the Comprehensive Plan Update

​The Prince William County Board of County Supervisors initiated an update to the County’s Comprehensive Plan, which includes the creation of small area plans to direct growth to key locations throughout the County. Small area plans provide greater emphasis on detailed planning, visioning, economic development, and design in order to develop plans that represent each study area with its own character, vision, and implementation strategy. North Woodbridge, Route 29, Innovation Park, Parkway Employment Center, and Dale City are the first Small Area Plans being studied.

Mixed-Use and Multi-Modal Connectivity in Innovation Park and Gainesville

​Prince William County has received a $50,000 planning assistance grant from the Metropolitan Washington Council of Governments Transportation/Land Use Connections Program (MWCOG TLC). This grant provides consulting services through the MWCOG TLC Program to create a mixed-use and multi-modal connectivity plan to guide the character of development in the Innovation Park and Gainesville study areas including consideration of density, form, land use, and transit options. An integral component of the study will be to evaluate the potential for multi-modal connectivity in both Innovation Park and Gainesville via bicycle, pedestrian, bus, or other transit. Comprehensive Plan: Economic Development Chapter Update

​The Prince William County Planning Office has begun an update to the Economic Development Chapter of the Comprehensive Plan.  The overall goal of the update is to support and implement the existing economic development strategy through land use and development tools and infrastructure improvements

2015 Build-Out Analysis Now Available

​The Prince William County 2015 Build-Out Analysis is now available.

The Build-Out Analysis is an annual publication produced by the Planning Office that provides an update on growth in Prince William County. Information is pulled from occupancy permits, rezonings, special use permits, and Comprehensive Plan amendments that were issued or approved during the reporting year.

The Build-Out Analysis provides a projection of maximum and future development based on the Long-Range Land Use Plan and helps determine quantity and location of future growth for Prince William County.

Pending Cases Interactive Web Map Application

Recently added to the Planning Office website is a new interactive map application, Pending Planning Cases, that has up-to-date information about all of the cases in process by the Planning Office. Use the Development Services ePortal System to get up-to-date information on development activity in the county for activities such as rezonings, special use permits, proffer amendments, construction and land permits, site plan submissions and inspection schedules. Registration may be required to access some of the information available in ePortal.

What We Do

The Planning Office has three divisions: Long Range Planning, Current Planning, and Zoning Administration. The office is responsible for the development and implementation of the County's Comprehensive Plan, reviewing development applications, supporting land use tools and policies, and lastly acting as staff to the boards, committees, and commissions.
