Public Hearing

Prior to a scheduled public hearing, property owners within 200 feet of the proposed case are notified by mail of the upcoming hearing and, in the case of some applications, the homeowners association and/or civic associations are notified.  The public hearing is advertised in local newspapers and the property is posted with public hearing signs.

  During the public hearing:

  • The applicant addresses the Commission, and presents the proposal;
  • Planning Office staff will address the Commission stating their recommendation, and provide further information or clarification if requested; and
  • Citizens in support of or in opposition to the proposed change have an opportunity to give testimony.
The Planning Commission then discusses the proposal and may question the case planner and/or the applicant.  After discussion, the Commission will make a recommendation to either approve or deny the proposal to the Board of County Supervisors.  The Commission also may continue the hearing or defer action on the proposal but must make its final recommendation to the Board within 90 days of the first public hearing.

Audio Archives and Meeting Minutes

The recorded audio of the Planning Commission hearing is uploaded the day after the meeting. Meeting minutes are available after Planning Commission approval.  Planning Commission briefs and audio archives are available here.

Work Sessions

A Work Session may be scheduled to discuss specific topics that will be brought to the Commission for consideration and formal discussion.  Upcoming Work Sessions Schedule
