Records for Occasional Users

Welcome to the Clerk of Circuit Court Land Records Management System (LRMS) for the Occasional User. This is a pilot program authorized by the Virginia General Assembly and Governor to enable those citizens who want a copy of a recorded document to obtain it from the convenience of their homes or offices:
 
 
 
ACCESS TO LRMS:
Access to the site is provided as a convenience. Searching the index is free. If you would like to view or print a document, there is a fee of $.50 per image. In addition, to offset the costs of providing this service, an Internet Convenience Fee of $2.00 will be added and displayed at the time of purchase. If you object to this convenience fee, you can come to the Clerk's Office and search the data using internal public access terminals where no convenience fee is charged and no log on is required, but there is a fee of $.50 per copy.
 
Only Visa, MasterCard, Discover and American Express are accepted for online payment. There are no refunds even if you accidentally select/print a document you did not want.
 
Indexes/Images Available on the Land Records Management System (LRMS) for the County of Prince William and Cities of Manassas and Manassas Park:
 
Deeds and Related Land Records - Indexes and images from Jan. 1, 1918 to present.
Fiduciaries (Wills, Probate, List of Heirs) - Indexes and images from Jan. 3, 1981 to present.
Fictitious Names (Trade Names) - Indexes and images from July 1, 1986 to present.
UCC Filings (Financing Statements) - Indexes and images available from 1989 to present.
Note: includes financing statements filed prior to 1989 if continued. As of July 1, 2001 most
financing statements are filed with the Virginia State Corporation Commission.
Plats (House location surveys are not recorded nor available.) - Indexes and images from 1918 to present.
Judgments - Indexes from Jan. 1 1988 to present.
Notes: Judgments Jan. 1, 1988 to June 30, 1989: the index will reflect a Book and Page only.
Judgment and release information will have to be viewed in the Clerk's Office unless the release
was recorded after Jan. 1, 1998. Judgments July 1, l989 to Dec. 31, l997: the index
information will include more detailed online data but no image. The more data screen may
reflect a release date or it may be recorded as a separate entry in the index if recorded after
Jan. 1, l998. Judgments and releases recorded from Jan. 1, 1998 will have an associated
image.
Clerk's Orders - Indexes and images from July 1, 1981 to present.
State Highway Plats – Images only. Need to know book and page from recorded instrument. Can only access by “instrument search.” Books 13 – 17 (June 7, 1995 to April 13, 2005)
Marriage licenses – Indexes only from Jan. 1, 1981 to present.
Note: Marriage licenses are not considered a legal document unless certified by the Clerk of Court.

Law (1989)
Miscellaneous Orders (1986-1992 includes appointment of church trustees)
 
CERTIFIED COPIES
At this time we cannot certify a document via the Internet. To obtain a certified copy of any document, send a written request with a check or money order payable to Clerk of Court for $.50 for each page plus $2.00 for each certified document (not page) and a self addressed stamped envelope to: Clerk of Circuit Court, Room 305, 9311 Lee Avenue, Manassas VA 20110.

SEARCH OPTIONS

Simple Search – The simple search is designed for basic searches by users unfamiliar with the Clerk’s Office. The user can enter a last and first name only or do a date search or the user can be more selective and do both a last or first name and a date search to search a specific date range.
Advanced Search – The advanced search is designed for users familiar with the Clerk’s Office. The user can search multiple fields or a combination of fields. Below is the illustration of the search capabilities. 
 
 1.   Last Name/Organization – Enter either all or a partial last name or an organization name.
 2. First Name – Enter either all or a partial first name.
 3. Legal Descriptions – Select a field to search using the drop down menu. If more than 1 field is selected, the return will match all the criteria. It will be an 'AND' search. In other words if you enter the value '1' in the lot number field and 'craig' in the subdivision field the results will be any document that begins in lot 1,11,12,13,14, etc… in the craig, craigs, craig johnson, etc… subdivision. All fields are implied wild cards.
 4. Recorded After – Select a day to start the search. If you want to search beginning Jan-2-2000 enter Jan-2-2000.
 5. Recorded Before – Select a day to end the search. If you want to search documents filed before Jan-3-2000, enter Jan-2-2000.
 6. Document Type – This field is used to narrow searches to 1 or more document types. The default is all document types. Clicking on a type will narrow the search to the selected type. To select multiple types hold down the CTRL key.
 
Instrument Search: The instrument search is used to search by entering a book and page or an instrument number. The result set will return information that matches the numbers entered.
 
RESULT OPTIONS:
 
Names Summary

This will display a summary of names based on the search criteria which you can then use to narrow your search criteria.

Detail Data

This will display all of the names and all of the legal descriptions as well as hot links to marginals (related documents).

Reset This will reset the display to the default settings removing any data entered.
 

Note - The more selective the search the more likely the chance of missing documents.

 • Go to https://www3.pwcgov.org/googlepay/logon.asp.
 • Click “Request New Login Account” and Enter your contact information.
 • Enter your email address as your User ID.
 • Enter your Last Name and First Name.
 • Enter Business Name (optional).
 • Enter your Phone Number.
 • Click the Shopping Cart radio button.
 • Click “Create Logon.” An email will be sent to you to activate your Logon Account and complete the Logon Request process.
 • Your email address is now your User ID. You can now logon with your User ID and password that you just created.
 
If you would like to view or print documents, place the document in your shopping cart. You will need a Google Checkout account to pay for the images in your shopping cart which you can create at checkout if you don’t already have one.
 
 
To Access Your Documents there are three methods:
 • After you pay, the instrument #s of the documents selected will appear. Click on an instrument # and print the document.
 • After you successfully purchase the images, you will receive an email containing links that will allow you to view the document.
 • The documents will also be available for viewing by returning to your Shopping Cart and clicking on the Purchase History tab.
 
Do you have problems with viewing and printing images?
If you have trouble viewing document images it could be because of software installed on your PC that affects the display of image files including only being able to view the first page of a multiple page document. One known software product is called “Quick Time” from Apple. You may want to completely uninstall Quick Time to avoid potential problems with viewing document images contained in LRMS. If you need Quick Time for other applications refer to their support or Help information to disassociate tif files from Quick Time handling. This is typically done through “MIME Settings” in the Quick Time Settings; however please refer to their documentation for the proper procedure. We are not responsible for any hardware or software of customer computers.
 
Do you have problems with the payment transaction?
If you experience problems with making the payment through Google Checkout you will need to work directly with Google for resolution. Our office is completely independent from the payment transaction and has no access to your Google Checkout account information. We have a no refunds policy.
